Booking Terms and Conditions

Payments:
A deposit of 20% is payable on booking with the full balance due 30 days prior to arrival. If the payment isn’t made in time the booking may be cancelled. We accept cards or bank transfer. Once you place a booking via the website we’ll send you an invoice with a payment link and confirm the booking. Please note this is a manual process and it can take a couple of days for us to send it. If you have any questions or want to double check the booking before this, please contact us.

Cancellation Policy:
If the booking is cancelled more than 30 days before arrival then a full refund will be provided.
If the booking is cancelled less than 30 days before arrival then a charge equal to 50% of the stay will be made.
If the booking is cancelled less than 7 days before arrival then a charge equal to the full booking amount will be made.

Parties:
The Den is in a peaceful location. If you want to invite a couple of friends over for a quiet drink or sit on the patio that is absoluately fine, but parties are not permitted. 

Smoking:
Smoking inside is not permitted. Smoking outside is fine.

Pets:
Pets are not permitted.

Damage:
Guests will be held responsible for any damages to the property or contents during their stay. This includes, but is not limited to, damage to furniture, appliances, fixtures and fittings. Any damage must be reported to us immediately. The guest will be responsible for the additional costs and will make payment within 7 days of being invoiced.

By making a reservation and payment, guests acknowledge and agree to abide by these terms and conditions. We reserve the right to ask guests, who are not adhering to these terms, to leave without any refund or compensation.
